Large cleaning contracts in Montreal and Laval: Nickel & Krome’s operating capacity

What capacity can support your assignment?
Nickel & Krome draws on a network of 22 subcontractors and access to a pool of up to 60 field resources available for deployment for commercial cleaning, building concierge and post-construction work in Montreal, Laval and Greater Montreal. These figures are not added together. Team composition, required skills and availability are confirmed for each assignment.
A portfolio of buildings, phased condo handovers or a large commercial property calls for more planning than a one-time visit. Beyond cleaning, the assignment requires staffing, access arrangements and a realistic sequence of work.
Our operating structure allows us to assess multiple teams and different phases of intervention. For a property manager, condo board or general contractor, the useful question is how that capacity will be organized around the building and its deadlines.
Deployment capacity matched to your project
The size of a network does not, by itself, determine how many people a contract needs. A large area with continuous access has different constraints from an occupied building or a construction site where some floors remain under active work.
The 22 subcontractors describe the working network. The pool of up to 60 field resources describes deployment capacity: it is neither added to the subcontractor figure nor automatically reserved in full for every client. It is not an advertised permanent direct-employee headcount.
Assessment considers the surfaces, expected cleaning standard, required skills and equipment, permitted hours, access and handover dates. The aim is to arrange the useful resources in the right place at the right time.
| Situation | Planning needed | Confirm before starting |
|---|---|---|
| Large commercial space | Allocate zones and cleaning methods | Area, finishes and work window |
| Several buildings | A programme and contact for each address | Frequency, access and site priorities |
| Phased handover | Schedule visits as zones become available | Handover sequence, elevators and ongoing work |
Multi-site cleaning: organizing service across several buildings
A multi-site contract covers work at several addresses. It may involve residential buildings, offices, retail spaces or a property portfolio with different building types.
The manager needs clear coordination without imposing exactly the same programme on every property. A heavily used building, a small office and a condominium with several elevators have different priorities.
Preparation separates tasks and frequencies by address, work windows, access constraints and items to report to the manager. The programme also identifies the on-site contact, how to report an inaccessible zone and which requests need further approval.
Nickel & Krome can assess a multi-site assignment and plan teams around each building’s needs. Depending on the scope, review our commercial cleaning, building concierge services or common-area cleaning.
Post-construction work: staffing around handover stages
Adding people to a post-construction assignment is useful only when the zones are ready for cleaning. Ongoing work, restricted elevator access or other trades on site can change the sequence.
Phased planning distinguishes post-construction cleaning, finishing before inspection and any pre-delivery touch-ups included in the assignment. Each visit needs an identifiable scope and starting condition.
For gradual handovers, units, corridors, stairs and other shared spaces can be assessed separately. That distinction avoids confusing an initial visit with final delivery. Several teams may be considered when the scope, access, confirmed availability and schedule justify them.
Coordination matters as much as staffing
When assessing a company’s ability to take on a large contract, the number of people accessible is only a starting point. The assignment should identify who coordinates work, how zones are allocated and how completed work or items needing another pass are reported.
A building manager should be able to distinguish what is included, what remains to be done and what requires an additional intervention. With several teams, that information needs to stay connected to a particular address, zone and visit.
At Nickel & Krome, preparation starts with the site: its occupancy, constraints, surfaces and the client’s expectations. Access and responsibilities should be confirmed before fixing the staffing and calendar.
- Before the visit: available zones, access, equipment and the contact person.
- During the work: task allocation and reporting of constraints encountered.
- At the end of the visit: completed zones, outstanding items and conditions for the next visit.
A documented example: coordinating a two-level occupied garage
In an occupied building in Little Italy on Saint-Laurent Boulevard in Montreal, Nickel & Krome worked in a two-level underground parking garage. Access and the movement of residents’ vehicles were coordinated with the condo syndicate so work could proceed in available areas.
A team of 12 people was mobilized to carry out the work promptly. The objective was to limit disruption to underground parking availability during the cleaning work.
The scope combined several methods: initial sweeping, mechanical scrubbing with the Tennant T7300, pressure washing, degreasing and targeted oil-stain treatment. Drains, ramps, accessible walls, columns and pipes were among the areas treated. The compost, recycling and waste room, mechanical room and bicycle room were also included in this particular assignment.
The photographs document scrubbing passes, ramp work and service rooms. A comparison around the same drain shows conditions before and after pressure rinsing; the slab is still wet while water is being removed. These images connect a method and a visible result to a specific zone.
This project illustrates a practical challenge of larger assignments: coordinating available zones, occupants, equipment and different cleaning stages. See the documented project and photographs (French) or review our underground parking cleaning in Montreal.

How to have a large assignment assessed
To prepare a proposal, share the information that determines deployment. Plans, photographs and specifications help clarify the scope. Indicate whether the premises will be occupied, whether construction will continue during cleaning and whether particular zones have priority handovers.
With these details, Nickel & Krome can assess the needs and propose an organization suited to the project. Our scope-of-work guide supports this preparation when tasks and exclusions need to be formalized.
- Addresses, building types and the responsible contact
- Approximate areas, floor or unit counts and available plans
- Services, frequencies and expected finishing standard
- Preferred dates, priorities and any phased handovers
- Occupancy, ongoing construction and access constraints
- Photographs, specifications and preferred reporting arrangements
Assess, staff and coordinate around your building
A sound plan brings together what needs cleaning, the actual working conditions and confirmed resources. It helps determine whether a focused team, several teams or successive visits suit the project.

Questions about staffing and multi-site work
- Can Nickel & Krome take care of several buildings?
- Yes. Nickel & Krome can assess cleaning and building concierge assignments covering several buildings in Montreal, Laval and Greater Montreal. Team allocation and schedules are established according to each site’s needs and confirmed availability.
- Are all 60 field resources assigned to the same contract?
- No. This figure describes a pool of up to 60 resources that may be available for deployment. The number assigned to a contract depends on its scope, required skills, schedule and availability. It is not added to the 22 subcontractors to claim a total headcount.
- Can construction-site cleaning be scheduled in phases?
- Yes. An assignment can be organized around accessible zones and handover stages. Planned visits, the finishing standard and any touch-ups should be defined in the proposal.
